Coming Soon - No Showings in Flexmls

Add Listing

The new status, Coming Soon - No Showings, is available in Flexmls as of August 18, 2021. Be sure you know how to use it properly, both in system functionality and MLS policy. Please also check with your Broker-in-Charge to ensure that your brokerage allows use of this status and that you're following any brokerage-level guidance.


Prior to use, review the Coming Soon - No Showings listings policies in the CHS MLS Rules & Regulations. Helpful information may also be found here at our news release post.


Pro Tip: don't forget to add the new status to your custom Hotsheet criteria if you'd like!


ADDING A COMING SOON-NO SHOWINGS LISTING


To add a Coming Soon - No Showings listing to Flexmls:

  1. Be sure you meet all criteria for use as outlined in the CHS MLS Rules & Regulations, and complete any necessary documentation.

  2. Begin entering your listing as you would any other listing by selecting your property type and completing the Address tab.

  3. On the Main Fields tab, choose the "Coming Soon - No Showings" option from the Status field drop down, near the top of the page.

  4. A new field will populate, called "Start Showing Date" which will be the date that your listing will convert to Active status and showings may begin. This date must be within seven calendar days from the date you submit your listing to the Coming Soon - No Showings status.

  5. Complete the remainder of your listing as you normally would.


GO ACTIVE MANUALLY


Once you publish your Coming Soon - No Showings listing, you cannot edit the Start Showing Date field (should a need for an edit arise, contact MLS). You can, however, manually change the listing to Active status, if you and your seller are ready earlier than planned.

  1. Navigate to the listing maintenance screen.

  2. In the bottom left corner, select "Start Showing (Active)" from the status menu. Be sure to follow the prompts to confirm. This change will auto-update the Start Showing date to the current date.

WHAT IS REQUIRED TO ADD A COMING SOON-NO SHOWINGS LISTING?


A Coming Soon - No Showings listing is meant to provide extra time for you and your seller to prepare the listing for Active status. Therefore, a few key items are NOT required on a Coming Soon - No Showings listing. Photos, for example, are not required, and may be added according to the regular policy for photos on Active listings, per the CHS MLS Rules & Regulations.


The only required data to publish a Coming Soon - No Showings listing to the MLS database, is the list of required fields upon entry. You may add any additional data that you prefer on a Coming Soon - No Showings listing, but only the required fields are required on entry.


Flexmls Tip: Add Coming Soon - No Showings to your custom Hotsheet


If you have a custom Hotsheet in Flexmls - you would need to add this status to your criteria if you would like to have these listings included there, as we cannot mass-update your personal Hotsheet criteria. Navigate within Flex to the Menu>General Preferences, then scroll to the Hotsheet settings and select to include Coming Soon - No Showings.

If you are not seeing your Coming Soon - No Showings listings under your My Listings shortcut, it is because this new status is not included in that “view” by default. Update this setting by navigating to the Flexmls Menu in the upper left corner of Flexmls, choose General Preferences, and scroll down to select this status and Save.

FAQs

Will a Coming Soon - No Showings listing show on the Hotsheet? Yes - your Coming Soon - No Showings listing will show on the "Coming Soon" hotsheet. Then - once your listing transitions to Active status, it will show again on the "New Listings" hotsheet.


Is public marketing allowed on a Coming Soon - No Showings listing, which is entered in this status in the MLS for peer members to view?

Yes.


Are showings allowed on a Coming Soon - No Showings listing? No. Showings may commence when the listing is in Active status.


When can I begin marketing if I use the new status? Once your listing is in the MLS, public marketing may begin. It does not matter whether you go straight to Active status or use the optional Coming Soon - No Showings option, if it is in MLS, you may publicly market.


When can I put a sign in the yard?

Can I use a Coming Soon sign rider if I am using the new status? Check with your Broker-in-Charge for brokerage level signage policies.
